Before explaining the property to someone, you should inspect it yourself once. Many real estate agents skip this step. So try to have this at higher priority in your list.
For example, when you're selling a home to a client. If the buyer finds any damage during their inspection that will affect.
A seller must know about the property then only he can explain it to the buyer. Many real estate agents get a client, but lose clients because of the lack of communication.
